Bayswater Coliving Property Styling (that stays)
The brief? Full end-to-end style & project management: source, coordinate install, and style three large two-storey coliving homes, side by side, in Bayswater WA. Each home featured six bedrooms and six bathrooms, purpose-built for investors of The HMO Property Co and now proudly managed by Living Rooms and Reside. In total, that meant furnishing, inventory and styling 18 studio style rooms, three main living spaces, across three newly completed two-storey homes, ready for rental.
My approach was to give each home its own identity. Like the housemates who move in, no two homes should feel the same, but each still needed to be cohesive, practical, and welcoming.
From key handover, a blank canvas, to final styling, all three homes were delivered in just four weeks, ready for open house. A fast-paced, rewarding project I absolutely loved bringing to life.

The Remit

I work closely with this client to transform empty houses into fully styled, move-in-ready coliving homes. Working within a set budget, I source everything from large furniture and appliances to cutlery, crockery, bedding packs, and outdoor settings.
Each property is a fully furnished 6-bedroom, 6-bathroom home with shared living areas, designed for tenants to move straight in. I manage the entire process: curating every item, coordinating deliveries and setup, and making sure the space is functional, cohesive, and welcoming.

During installation, I coordinate and manage all deliveries, trades, and installers as needed. From flatpack assembly to appliance hookups, gardeners to cleaners, I make sure everything comes together smoothly.
Styling is part of every home’s setup, carefully layered, considered, and ready for professional photography.

I schedule, brief, and oversee the professional shoot, ensuring the home is captured at its best. From lighting to layout, every styled element is placed with intention, helping the property stand out online and attract the right tenants.

I work within a set budget, allocating spend wisely across furniture, appliances, styling items, and essentials, all without compromising quality. I keep track of costs and make sure every dollar works hard to deliver a polished, practical outcome.
