22m2 Studio Investment Property Refurbishment
I was approached by a property investment company in Lanzarote, Spain, to take on a challenging project: a 22m² space that had been abandoned and left to squatters and prepare it for sale. It needed a complete refurbishment, and given the small size, I decided to embrace its cosiness rather than force a sense of space that just wasn’t there.
With a super-tight budget, the goal was to create a warm, inviting, and cosy atmosphere that would appeal to a UK audience. I opted for clean, neutral tones of sand and sea, as the studio was close to the beach, even if the volcanic landscape wasn’t the exact inspiration.
This was definitely an IKEA-style project/budget, but with the addition of Roca bathroom accessories, textured Spanish tiles, and oak flooring (because, why not, we’re in Spain!), we managed to create something special. Even on a budget, when all elements are pulled together, it can pop. The property sold within two weeks of hitting the market. Mission accomplished!
